This was an exploration of several elements. I wanted a chance to observe the new Parade of Homes format, to watch for current demographic trends from a builder perspective and to try my hand at real estate photography. In terms of trends - notable living space is decreasing and bedroom space is increasing. There is a reduced focus on dedicated dining rooms, dens and living rooms. Fewer outdoor spaces displayed. A continued movement away from greys and towards whites and beiges. Color washes are becoming more common. There is an increase on wood accents (wainscotting and continued exposed wood furnishing, beginning to trend to elements of the 40s) but painted trim and cabinets are still common. I was advised metal railings was the top ask for new builds. I was advised the top demographic seen is mid 30s to mid 40s, and there were notable more homes targeting seniors. In terms of the photography; I went in wide with no flash. Ideally I should have had some flashes to bounce from the ceiling for better lighting in some of the homes.
